1. Bookings & payments
All bookings are subject to availability and confirmed upon receipt of payment. A deposit may be required at the time of booking, with the remaining balance due prior to arrival. Full payment details and deadlines will be provided at the time of booking through our Freetobook system or Airbnb.
Prices are quoted in GBP and include VAT where applicable. We reserve the right to amend pricing at any time, though confirmed bookings will not be affected.
2. Cancellation policy
Cancellations made more than 14 days before the arrival date will receive a full refund minus a small administration fee. Cancellations made between 7 and 14 days before arrival will receive a 50% refund. Cancellations made less than 7 days before arrival are non-refundable.
We strongly recommend guests take out travel insurance to cover any unforeseen cancellations. In the event that we need to cancel your booking due to circumstances beyond our control, a full refund will be provided.
3. Check-in & check-out
Check-in is from 4:00 PM. Check-out is by 10:00 AM. Early check-in or late check-out may be available on request but cannot be guaranteed. Please contact us in advance if you need to arrange alternative times.
4. Guest responsibilities
Guests are responsible for leaving the cabin and surrounding area in a clean and tidy condition. Any damage to the property, furnishings, or equipment caused during your stay must be reported and may result in additional charges.
Please be considerate of other guests and the natural environment. This is a working Highland farm and guests should take care around livestock and farm equipment.
5. Occupancy
Each cabin accommodates a maximum of 2 adults. The number of guests must not exceed the stated capacity. We regret that we are unable to accommodate pets at this time. Children may be accommodated by prior arrangement — please contact us to discuss.
6. Wood-fired outdoor bath
Each cabin comes with a private wood-fired outdoor bath. Guests use the bath at their own risk. Please follow the instructions provided for filling and heating the bath safely. The bath should not be used by anyone under the influence of alcohol. Children must be supervised at all times.
7. Smoking & fires
Smoking is strictly prohibited inside all cabins. Smoking is permitted in outdoor areas only. Open fires are not permitted anywhere on site other than in designated fire pits and the wood-fired bath. Please use the logs, kindling and fire lighters provided responsibly.
8. Nature & wildlife
Ben Nevis Basecamp is situated on a 500-acre Highland farm where we are actively engaged in nature restoration. We ask all guests to respect the natural environment, stay on paths where indicated, avoid disturbing wildlife and nesting sites, and take all litter with you.
The Scottish Highlands are home to midges, particularly from May to September. We recommend bringing midge spray and a head net. We are not responsible for any discomfort caused by insects or weather conditions.
9. Liability
Ben Nevis Basecamp shall not be liable for any loss, damage, or injury to guests or their property during their stay, except where caused by our negligence. Guests are advised to take appropriate care when using the outdoor facilities including the bath, shower, deck, and hammock.
We are not responsible for any loss of personal belongings left on site after check-out. We strongly recommend guests secure their valuables during their stay.
10. Force majeure
We shall not be held liable for any failure to perform our obligations where such failure results from circumstances beyond our reasonable control, including but not limited to severe weather, natural disasters, pandemics, road closures, or power outages.
11. Governing law
These terms and conditions are governed by the laws of Scotland. Any disputes shall be subject to the exclusive jurisdiction of the Scottish courts.
